Sheffield and nearby. Anywhere in Sheffield (S1–S36), any size of list. In Rotherham, Barnsley and Chesterfield we book days of 3 or more properties, so we don't take a single property there. Elsewhere in the UK, only programmes of £2,000 ex VAT or more per trip.
In England, private landlords need an EICR at least every 5 years, a copy to tenants within 28 days, and remedial work done within 28 days or sooner if the report says so. Councils can fine up to £30,000. This is a summary, not legal advice. HMOs may have extra licence conditions.
