An EICR is a report on the condition of a property's fixed electrical installation, inspected and tested against BS 7671, the UK wiring regulations. It records anything that is unsafe or needs attention, and gives a recommended date for the next inspection.
Plug-in appliances and gas aren't part of an EICR.

Each thing the inspector finds is given a code. Any C1, C2 or FI makes the report unsatisfactory; C3 items on their own don't.
There is a risk of injury. Immediate remedial action is needed.
Urgent remedial action is needed.
Not dangerous as it stands, but improving it would make the installation safer.
Something needs investigating further, without delay.
Report unsatisfactory? We quote the remedial work before anything starts. For homes and rented property, we do it within 14 days of your go-ahead. For commercial sites, the fixed remedial quote comes with the report pack.
In England, private landlords need an EICR at least every five years (Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020). The rules, the deadlines and our landlord prices: landlord electrical safety certificates.
An EICR shows the condition of the wiring before you commit, and answers a buyer's or surveyor's questions about the electrics.
Worth having if the wiring is old, you've just moved in, or you can't remember the last inspection. The report says when the next one is due.
Shops, offices and communal areas, tested on a schedule from £20 per circuit, £250 minimum per site, ex VAT. See testing for commercial buildings.
Any EICR in Sheffield (S1–S36). In Rotherham, Barnsley and Chesterfield we book days of 3 or more properties. Elsewhere in the UK, only programmes of £2,000 ex VAT or more per trip.
Yes, in everyday use. "Electrical safety certificate" is what most people call an EICR (Electrical Installation Condition Report): a report on the condition of the existing wiring. New electrical work gets its own certificate when it's finished, which is a different document.
For a home you live in, the report gives a recommended date for the next inspection, based on the age, condition and use of the installation. Renting it out? See landlord electrical safety certificates.
For parts of it, yes. Some tests are done with the power off, circuit by circuit or for the whole property. When you book, tell us about anything that mustn't lose power, such as medical equipment or a freezer.
Yes. With the seller's permission, we can inspect and test before you exchange, so you know the condition of the wiring and what any remedial work would cost.
No. An EICR covers the electrics only, and we're not Gas Safe registered.
